1 | How much does it cost to hire a Realtor to buy a home?

It might be surprising, but it doesn’t cost anything to hire a Realtor to buy a home! It’s standard practice for the seller to cover the commission for both the seller’s agent and buyer’s agent. If you’re buying a home, you get all the benefits of using a Realtor for free. 

2 | How much does it cost to stage my home? 

 

The average cost to stage an 1800 SqFt home is $2,000 per month. This cost is typically for vacant homes. There’s often a 2-3 month minimum. In addition to that, most staging companies will not rent their furniture and decor to owner-occupied properties for risk of loss or damage.

3 | Why should I use a Realtor to sell my home?

 

Statistics show that if you sell your home by yourself, you typically profit less money. Reason being: you don’t know what your home is really worth, and the negotiation process can be challenging when it comes to inspection items. Expect a request for repairs and be prepared to negotiate.

The contract is long and detailed! A savvy agent can bury fees and concessions in the offer that may cost you more than you know. Once you accept an offer as a seller, it’s difficult to back out so make sure to hire a lawyer to go over the contract and make sure you understand what you are agreeing to.

Make sure that you submit your home to multiple websites, including Zillow, Realtor.com, and Trulia, etc. With that said, it’s a good idea to hire a professional photographer who specializes in real estate photography to take quality photos. Remember that most buyers are searching for a home on the internet and good photos will help them decide whether or not to schedule a showing.

-Selling your home “For Sale by Owner” can be dangerous because anyone can be knocking on your door or calling to get in. These people aren’t pre-screened and can put you in a vulnerable position.

- How long have you been in the business?

- Is this your full-time job?

- How many homes have you sold in the last year?

- Do you have any references?

- Do you have a list of recommended service providers?

- Do you know the market trends for my area/neighborhood?

- What marketing do you provide? 

- Do you use professional real estate photography and videography?

- Will you be staging my home?

- Do you offer a home warranty?

- Are you on a team? Do you have coverage if you are unavailable for more than 4 hrs?

- What do you do differently than other Realtors?
